SWFL Vacations Cancellation Policies

Every vacation rental listing shows one of four standard cancellation policies, chosen by the Host, and that policy decides your refund. Experiences and services use one standard policy. All times are the listing's local time (Eastern), and "check-in" means the listing's stated check-in time on the arrival date.

Vacation rental policies#

Firm grace period. Under the Firm policy, a Guest who cancels within 48 hours of booking also gets a full refund, if check-in is at least 14 days away.

After check-in. Under Flexible and Moderate, a Guest who leaves early is refunded for nights not yet stayed, starting 24 hours after they cancel. Under Firm and Strict, nights after check-in are not refunded.

Stays of 28 nights or more. A long-term stay gets a full refund if canceled at least 30 days before check-in. After that, the first 30 nights, or the whole stay if shorter, are not refunded. This rule replaces the listing's usual policy for long-term stays.

What gets refunded#

  • The cleaning fee is refunded in full whenever the Guest cancels before check-in.
  • Refundable security deposits and card holds are always returned in full for a canceled booking.
  • The 5% guest service fee is refunded only when the Guest receives a full refund.
  • Taxes are refunded in the same proportion as the nights refunded.

Experiences and services#

Guests get a full refund if they cancel at least 24 hours before the start time. They also get a full refund if they cancel within 24 hours of booking, as long as the start time is at least 48 hours away. Cancellations less than 24 hours before the start time are not refunded.

If a Vendor cancels for weather, safety or any other reason, the Guest gets a full refund or a rebooking, at the Guest's choice. Vendors set their own rules for late arrivals and no-shows, shown on the listing.

Hurricanes, storms and evacuations#

The listing's cancellation policy applies to storms, including named storms, watches, warnings and evacuation orders. We strongly recommend travel insurance that covers hurricanes, especially for trips between June 1 and November 30.

If a Host cancels because of an evacuation order or storm damage, the Guest gets a full refund, and the Host pays no cancellation charges. Hosts may also choose to refund unused nights when a stay is cut short by an evacuation order.

When the Host or listing is at fault#

Guests get a full refund if the Host cancels. If the property is materially not as described, is unsafe, or cannot be accessed, report it to us within 24 hours of discovering the problem. We may then arrange a partial or full refund under the Terms of Service.

How refunds are paid#

Refunds go back to the original payment method. Banks usually post them within 5 to 10 business days.

Listings offered by Sands Property Management LLC#

These listings follow Sands Property Management LLC's own cancellation policy, which is shown on the listing and in its rental agreement before you book.
